Considering the high maintenance, do you feel this is a reasonable price?

No. See http://streeteasy.com/nyc/sale/488748-coop-262-central-park-west-upper-west-side-new-york

Also see 5C and 6C at 239 CPW, both in contract.

For the money, I'd skip CPW altogether and look further west. The prestige factor counts for squat when there's no park view.

A bone to pick with the seller: either the kitchen-cabinet hinges are cheap, or seller too lazy to spend five minutes with a screwdriver to get ready to sell. Great big picture highlighting drooping doors.

I previewed the apartments at 225 CPW the day it opened for sales. Several serious deficiencies.
First, many of them are extremely and uncomfortably small, which can be a real handicap when selling,
especially in a weak market. Second, many face(d) an interior courtyatd which was extremely noisy
because it transmitted sound from many other apartrments in the courtyard. Thirs, dome apartments on
;pwer floors, 7th or 8th and under, face a brick wall.
