My team is getting relocated to Jersey City and I am considering moving there as my lease in the FiDi is up this month. We are having a baby, looking for a true 2/2 (or more) and unfortunately state taxes in two places + a 2/2 + a nanny is adding up to....gasp....a potential move to NJ! I'm not looking to start a religious debate about moving across the river or looking for pros/cons...just... [more]

We are having a baby, looking for a true 2/2 (or more) and unfortunately state taxes in two places + a 2/2 + a nanny is adding up to....gasp....a potential move to NJ! I'm not looking to start a religious debate about moving across the river or looking for pros/cons...just looking for answers to two specific questions: 1) Any specific building recommendations for Exchange Place/Paulus Hook/Newport-Pavonia? (We're coming from a full service high rise, so something like that would be preferable), and 2) Where does one find "by owner" rentals in the condo buildings like StreetEasy has for NYC? I see about 10 listings on Craigslist, and StreetEasy has no rentals in Jersey....is there some other website that has the best listings? Or do I go broker? (trying not to pay a fee). There are many so called "luxurious" buildings around the area, my friend rents at windsor liberty house. He has the treehouse, duplex with ~1300ft 2bd 2.5bt for $2700.
Also there are many many smaller condos around, if you get a chance you just stroll around and you'll see many signs "for rent".
I used to work very close to The Pier in Jersey City. The location is a bit off the beaten path (residentially speaking), but it is literally built... on a pier! It's almost like living on a big ship since very window opens out onto the Hudson River with some spectacular views of lower Manhattan. Very close to the PATH, the NY Waterway ferry dock and the Bergen Hudson light rail.

I have never understood why Jersey City is so much less desirable than Brooklyn. It's cheaper, cleaner, less taxes, less crowded and in some ways more convenient to Manhattan.

We'll live with it posted on Sales instead of rentals. Have you tried asking on the NJ forum of SE?
Also one of my gfs lived in the [ier:
1) building is so so - took them months and months to fix the air conditioner in the gym\
2) parking isn't included in the rent
3) building is too far from most of the restaurants (well 10-15mins walking)
4) the top deck is AMAZING, a nice view and you can sunbath there
5) a bit slow to pay deposit back, and take some unreasonable fees out if it. She got charged $300 for telling them that she's moving out 58 days instead of 60 days notification. They forgot to include the "weekend".
Oh and sound proofing doesn't exist in the building, you can hear people walking by, talking on the phone, having sex (making it kinda an orgy since everyone can hear everything).
