Residential property in a M1 zoning ...

Hi all, I am interested in a property in Williamsburg. However the zoning used to be R6 and was converted to M1. According to the realtor, it is on record (with previous owner) as pre-existing R6 in an M1 zone. Now my question is the following: would I be allowed to rebuild a residential property if the house burns down? Would I be allowed to build another floor or an extension in the back? Thanks for any useful input.
