But it's got floor to ceiling solarium windows. That's gotta be worth something.
You'd be surprised how many people take pleasure in knowing that their hallway neighbors can afford high rents. Although it's an 80/20 building, which permits them lower cost financing and 20 year tax abatements, Related's connections, lawyers and know-how, probably secure them a way to squeeze more market rate rentals.
Why is there an assumption that because one can afford it, one is stupid enough to spend it?
CC, I walk by that building all the time and marvel at the people coming and going. They all look well healed, which is not surprising, but I cannot help but think to myself, "you are over-paying by 25%!" I am grateful as an owner in the hood, because a lot of local buyers come from that building or Related's Sagamore, their rental at West 89th and Amsterdam. Buying in the 90s doesn't seem too pricy when you;re used to paying Related's rents. Related and now the Melar on W 93rd and Broadway has certainly helped boost the average income of the area.
I remember looking at an 8k 3br rental there summer '05. They wouldn't budge, guess who won?
I went open house hunting today on upper west and saw one crap hole after another. 350 west end ave claimed a private garden, turns out your share it with your neighbors (and their bratty kids )
Gotta love the RE game.
