Has anyone seen this apartment? I am trying to find a comparable property to evaluate the price. But I have a very hard time finding a 5-th floor walk-up apartment that big.

I've seen it. The apartment has the strengths and weaknesses of a typical brownstone floor-through. The secondary bedrooms are quite small, and the master is handicapped by awkward bathroom access. The interior finishes seemed OK; nothing special. The useable area of the roof is not at all inviting, and I would not want children up there under any circumstances. The steps are quite a climb.

By the way, what shows up on SE as a previous sale of the same unit in 2008 is, I think, the fifth floor of a different rowhouse in the same coop.

W81 - if the previous sale is correct and/or the same as the apt in the same coop, wouldn't the present value be 25- 30% below the previous sale of $1.4mm since that was the price at the absolute top of the market and a 5 floor walk up would be at the low end of desirable resales?

I saw it.Great finishes. But the roof deck is only 1/4 finished. And the low walls scared me when my kids started to look over. Also, the inside of the building is not that great. Clean but low end. And as I suspected, the apartment is tight. When I saw the listing for a 4 bedroom that was only 1500 square feet, I knew it would feel that way. I would knock down two walls and make it a 3 bedroom. Bottom line is I passed because at that price it was still going to cost me money to make it as I like.
