anyone know about this building, positive or negative? Ant insight into why the maintenance is so high?

The co-op's $6,800,000 mortgage is big for the size of the building. The maintenance is maybe 20% higher than what you might call normal for that kind of building, so you'd have to figure whether prices are lower in proportion.

301 E 63rd is a ground-lease co-op. Maintenance is even higher than 301 E 64th and prices even lower.

This is strange because I read somewhere about this building is well managed and have their own special deal with ConEd and cable TV providers. But the monthly maint seems out of whack for a financially sound building.

NWT -- can you explain your comment that the maintenance at 301 E 64th is 20% higher than "what you might call normal for that kind of building". Just curious since many of the doorman buildings I looked at in the UES had similar monthly maintenance as this building.

E.g., there're 185 2-bedroom/2-bath co-ops listed for sale right now in 10021/10065.

The median maintenance is $2,170, where falls #15A at 30 E 65th.

#14B at 301 E 64th is $2,768. (#19A is $3785, but that's really a penthouse with terrace, so we can ignore.)

So I should've said "maybe 25% higher".

That's not to say that higher maintenance is bad per se, if the location, service, or pricing justify it.
