Interesting description on Streeteasy. How many years ago did David Barton move out? The location is good from a centralized POV, but I'm not sure it is good from a living POV. Right on 6th avenue 1 block after the light turns green on 14th and the cars are racing north.
Viewing traffic patterns in advance is one of my keys to improving NYC happiness.
I've known several people who have lived in the building and wee reasonably happy there, but they we all below market RS tenants. I wouldn't call it "very run down" at all - unless you are comparing it to new construction buildings. I think it is reasonably typical of buildings it's vintage which are still low to mid end rentals.
The only difference is that they are finally renovating the units with higher level finishes. So the only thing is, don't assume that a granite kitchen means the rest of the building outside your unit is in the same condition.
