I would say this Harvard U report trumps the Siena College. Household formation is dependent on job recovery. Since Bernacke just testified that job recovery is going to be a long, slow slog, there will not be a substantial uptick in household formation for a long time. Combine that with the fact that a new wave ---maybe even a tsunami--of foreclosures are coming in the next few years as the banks clean up their books and it doesn't look like the bottom is in.

It's a pile on.

Yeah, did you know Fannie/Freddie may require $1 trillion additional capital based on a further 20% decline in 'home' prices. One course of action is to have them default and then go to war with China, as they hold most our agency debt. That plus the fact the only buyers of fannie/Freddie debt IS........ Can yu guess oh unenlightened one? ...... Yes it's geitner!!!!!!!! The dude who still thinks he can get bubble + 10% pricing on his larchmont home. Yep one in the same is stuffing our treasury with more 5% down, historically low ir, and modified mortgages toooooooo.

This does not end well my friend. I better go learn mandarin.

some excellent factual points from above but IMHO it's all about PERCEPTION. Perception drives everything. An individual perceives that things are getting stronger then that individual spends/does more.

Yes, perception is part of this, but you've been making the same claim (and been wrong) for two years now. Perception is still pretty ass. Did you think the stock market went down because you said so?
