" This study is pretty badly done given that similar lifestyles will be supported by very different per-capita incomes depending on whether there are kids or not in the households. Kids depend on local services (education) while the elderly depend at the federal level (SS and Medicare). So where retirees are moving is irrelevant to families with kids as they don't care about good schools. They should have broke it down to family structure and age imho for it to be more relevant. I wonder how much of this is just retiring....

yeah, my version of hell is something like that.
The take away is lower state income tax revenues from the folks that are bailing.

Falco: You have not been to Miami lately. One of the most vibrant art markets in the world. The money, opportunity and busted real estate has attracted serious money from all over central and south america as well as europe. It is a vibrant international city. The cliche of old jewish geezer (apologies to in-laws) and old mafia money is over. There might be some drug money floating around but other than that, money is being channeled into culture and the arts in an effort to build up the community and re market., It is hot, hot , hot. It is no longer dinner at 4. It is you can't book dinner before 11 pm because you can't get a reservation. And my god, some of the best food on the planet. And, most of the high end residents stay for 6+ months to get the tax break. A very transient crowd.
