All Cash deal?

Is it common in current market that the seller asks for all cash deal? If the seller insists to remove mortgage contingencies, what other contingencies we (as a buyer) can put in to protect our right?

i'm sure they all ask, but you'd be crazy to accept. especially in this environment when EU countries are effectively re-structuring their debt, etc. Even if you theoretically could pay all cash if it came down to it, having the mtge contingency protection can protect you in case the market collapses and the appraisal doesn't come through. I'm one of the people on this board who thinks this real estate mkt is pretty stable, but even I think you need that contingency.

The seller can ask for whatever he wants, but that doesn't mean you should agree. Having served on my building's board for 15 years, I can tell you most boards prefer the involvment of a bank because it gives them an additional deep pocket to go after, especially in co-ops where the building takes before the bank in case if default.
