They seem to have the stupidest layouts: the bedrooms are filled with light and noise because they face the avenue, and the rest is darkish and has no views. And what's the deal with the penthouse? Anybody has any news about the building?
There's only so much you can do with a 100'x100' corner lot. With only 70' of courtyard exposure, most of the rooms will be facing the street. With no HVAC penetrations, the outside rooms should be as quiet or quieter than can be expected in Manhattan. Light is something people generally want.
The courtyard-facing rooms are kitchens, staff rooms, and some secondary bedrooms.
The penthouse is a duplex, with its own roof space and its own elevator for the three levels.
