I getting lunch, and these two rental brokers, say in their late 20s or early 30s Citi-Habitat style, were chatting up about the biz. Interesting gossip points: "When someone comes in lolling to spend $1800, what they really mean is $1700, but you upsell them to, like, $2000." "There's such-and-such building where they're doing OP _plus_ free month on a 1 bedroom, which I honestly think is a great deal, but my clients just aren't biting." Discuss amongst yourselves...

One other thing, thatz exactly what the used car salesman said! But he had the heart to throw in the floormats! And seriously why don't cars come with floormats? Do they sell cars wo a painted bumper. You want you bumpers painted, well that'll cost extra.

My impression on one of them was "Oh, this must be jimmynutz." Much more pleasant in person, nice haircut, nice tie, decent jacket all things considered. Too bad it was blaring hot outside, but at least he didn't do the tie-with-no-jacket-and-maybe-a-short-sleeved-shirt getup his cohort had.

You like the subway, take it. I like the bus. The only people who should drive cars from place to place in Manhattan are those that get paid to. Taxis are slow and only used by me when I'm too tired for public transportation. Besides I live east of 1st ave in the e50's.

I am trying to understand something. If Jim is such the pillar of style, class and real estate knowledge, how come the moment he touches a thread it turns to complete crap?
What I mean is there are quite a number of people here who speak of knowledge of the market, and at times give hints of their real life and instead of causing the thread to devolve they seem to add value and and burnish their own image. But I know the minute Jim joins a thread, any value in the thread will disappear.

Jim, I didn't pay much attention to the labels. However, by your description, my projection onto the guy probably wasn't that far off. Do you really wear a bespoke jacket to work on a Tuesday when it's blaring hot?
Back to the topic at hand, why do you think this guy thought it a good idea to push a more expensive place onto the client?
nada, i wear a jacket to work everyday, hot or not. I rarely have to leave my air-conditioned office anymore however.
Nada, let me ask you what you would do. Someone contacts you, says they want to live in this neighborhood, in this kind of apartment, with these ameneties, for this budget. You know that their budget is completely unrealistic, but by increasing it 10% they can get what they want. Personally, I would show them (if they existed) the apartments in their price range, then show them the more expensive units, and let them make up their own minds. Suddenly, people have higher budgets than they said they did on the phone. Or they don't need a doorman, dont need the West Village, etc.

Jimmy, I think what you do is completely reasonable. You give the realistic options and let them decide. If you tell them your assessment upfront, all the better. However, what was strange in this instance (and I of course wasn't privy to ask for clarification), is that the broker had some sort of vested interest in getting the client to go with the more expensive place. At that difference, I'd just be most interested in them taking any of the places.
Also, how is it that as a broker you rarely need to leave the office?
nada, there are reasons that these guys were talking about dealing with clients who want to rent $1700 studios, and there are reasons that i never usually have to leave the office. they aren't any good at their job, and i am.
i've said all of this before, but i guess i need to repeat. i have a handful of exclusive landlord accounts. i am the only broker that is allowed to rent their apartments. a few of these are luxe pre-war doorman buildings (7th ave, west village, east 50's, riverside drive, ues in 70's off 3rd). So when anyone moves in, I get at least half of the commission (in the case of a co-broke) or more if it is direct). Add to that "open listings" where I still get a smaller percentage, AND the sales side of the business....
I have people who work for me....I have a title, and a corner office.....These guys are not doing the same thing for a living that I am.
Would it be right to say that these buildings are effectively outsourcing the job of the leasing office to you? The buildings are too small to have an in-house leasing office, but too large to do random brokers -- a couple of vacancies a month?

I would encourage you at this point to read the thread about lease cancellation as a perfect example of what I am talking about....
in this instance it is an entire landlord account. i worked hard to get it and i have to work hard to keep it. it's a relatively new business for me (late '09). in addition to the buildings mentioned they have a series of small walk-ups, a couple of outer borough buildings, etc. Some medical and professional space on the first floor of their better buidlings. vacancies vary between the buildings (7th ave, wv hardly ever turns over) ,to the east 50's and ues apartments that turn over a lot.
there are much smaller buildings that have onsites. this is an "old school" landlord who likes to have someone do all of the work for them when it comes to pricing, marketing, vetting prospective tenants, etc.

I kind of sharked my way into the account, but I had done some business for them, and they weren't entirely happy with the other guy. So, to sum it up, they gave me an exclusive agreement for 60 days on a building that was having facade and common area construction, during the worst part of the downturn. I did a good enough job that they awarded me the exclusive on one other building, then i pitched for the portfolio and got it.
Yes, the extra work made it necessary to bring on a pa, plus one full time/one part-time associate.
How much money can you possibly make as a rental broker? I can't imagine even a really successful rental broker making more than $100,000-$150,000/year (after the split with their firm and other expenses are taken out). If you are wearing prada loafer, spending $400 on a pair of glasses and otherwise living the life you pretend to on that kind of salary, you are just plain stupid. Then again, that explains why most of America has no savings, lots of credit card debt and will retire just on social security.
What do you got against how this guy spends his money? If he likes to spend it on fashion, so be it. Just because a person doesn't have the same spending priorities as you doesn't mean they spend too much relative to their incomes. If someone decides they'd rather be in a $2000 studio vs. a $3000 1 BR, but then have an extra $12K to spend annually on clothing, does that make them any more or less of a spendthrift on the same income?
downtown, you're numbers are off. and to be clear, i haven't eluded to any kind of "lifestyle" that you can call stupid. there is a reason one may chose to buy prada loafers and good sunglasses, clothes etc, because that person would prefer not to replace those items every year, the way they might with inferior products. but that's another story.
further, there is no such thing as a "rental broker". i do focus on the rental side, but that is because of the listings business i have built. and i'm sure you have heard of TWO income families? we live well, but within our means, and have been careful (and lucky) with our investments.
and honestly, do you think for a second that i spend what others do on my housing?

Splaken, the intent of this thread was to discuss a couple of broker's comments: the fact that one felt a need to "upsell", and that the other had a 1BR that he thought was a very good deal w/ OP & 1 month free, but people weren't biting. I mentioned as an aside that one of them reminded me of the persona jimmy projects, in a positive light. Jimmy confirmed that he is indeed that well-kempt, if not more, and I defended his choice on how he spends his money in the face of criticism. In between the back-and-forth with others, you'll also see that I engaged jimmy in conversation about RE.
And, for the record, the jimmy-style broker DID appear to be coaching the other broker.
