If you are interested in the area, it's probably the best thing out there and the last place you can expect to find a brand new building with great prices and the oh so holy 421-A tax abatement. I'm currently working on a deal there and everything else on the market (in that area) is either old or asking more per square foot.

Is this building new and shiny? Yes.

I live and work in the area. There is no great grocery store (Todaros has nice stuff but it a market, and the Gristedes and Food Emporium are iffy), no great restaurants, and a hike to the subway (it's on Park). There's also a lot of ambulance traffic on 2nd ave due to the number of hospitals nearby. IMO - it's a nice building, but the location makes is overpriced as is.

Be careful of new construction, regardless of developer. During the boom, many developers skimped on quality, because of costly, scarce materials.

The south units face an ugly I.M. Pei apartment block, the north ones have no skyline view, and both enjoy First Avenue ambulance noise. Much cheaper to rent. But, hey, then you would miss out on the guaranteed appreciation potential, notwithstanding high taxes and maintenance.
