When you--the potential buyer sans broker--make an offer to the seller's broker, and she replies, "I'll submit your offer. Are you willing to come up on price?", what's your favorite response?

not a time to write a poem. anything other than no would result in a higher offer.
True. Why do some brokers think a potential buyer is going to bid against him/herself, rather than wait for a counter?
my guess is because a fair number will.
Cause they don understand the financial concept of bidding against oneself?
Cause they don't want to counter, cause it's too too too much work?
They have nothing better to do than waste your time?
They their mama taught em to do it?
It's that time of the credit cycle?

"Yes, if the seller is willing to make the following renovations. [hand them a list]"
"No, but I'll agree not to come down for 24 hours while your client considers the offer"
