Is Setai Downtown giving 45% discounts off list?

It looks like it - 21C was listed at $815,000 but sold for $415,185 (56.34% of asking price or $713 a square foot); 21E was listed for $1,605,000, but sold for $1,062,162 (66.61% of asking price or $958 a square foot).

I closed on an apartment at Setai last month. The amenities are coming along nicely, and I definitely have high hopes for the building once construction wraps up. There have been dozens of closings in recent weeks, and I'm starting to see more move-in activity in the building. I'm an owner but also a broker, so feel free to contact me if you're interested in buying and I'll give you all the info. Most recent sales indicate a sale price of >1100 per square foot so I feel the building has turned a corner. I get realtors mailing me weekly to sell my unit at 1200 a square foot. Hopefully the new restaurant will be good.
