Confirming Buidlable Roof RIghts

For those with experience, who is the best person to confirm whether roof space is buildable...an architect, contractor, or are there specialists who do this. I know the best way would be to submit plans and get approval, however I am intersted in what professionals can confirm it (determine that you can build as of right) before taking this step...thanks

An architect. They know from zoning, Floor-Area-Ratio, etc.

Before you talk with an architect (I'm assuming you own the roof space, find out FAR of your building. Should not be hard on pshark.com.
