Discussion about 401 8th Avenue #53
Anyone seen this apartment yet? Great building great location. Lost out on unit 22 due to a bidding war. Best location by far for a 3 bedroom zoned for PS 321. Nearby comp just went to contract at 1.2M.
Very bright it seems, great exposures I bet.
You know, I went to take a look at this unit. I have to say, it is tastefully done. A lot of built ins that were custom and can be really put to good use.
Any thoughts on an offering price?
Prive, i know you're eager to know more about this unit, but blasting every PS discussion is not the way to go.
Here's my take on it. It looks lke a very well layed out apartment in a desirable location. The finishes, from the pictures, are OK, not highend. The sq footage that they quote is a complete joke. My quick review comes in at 1100 not 1500+. They are actually worse then most realtors on this one. Fortunately for them, there is no gov't body that states that they can lose their license or whatever for lying.
If you consider the right price psf of the unit is what they priced it at, $737, this unit should be priced at $810K. It closed at $999K in 11/2007. That has to be after the renovation because it was sold for $712.5K from the sponsor on 3/2007. i'd expect a $50K-70K renovation by the contractor and then a flip.
Ok. so now this unit is being peddled by a broker. I think that the 1.299 ask is a bit over the top (860 per sq ft. - really?) I looked at this place back before it sold at just under 1M & think it was quaint but the common areas seemed to 'sag a bit,' most of the windows look into a courtyard and it is not on the top floor (a personal preference). It will be interesting to see the final trade on this one... Broker Square Footage is laughable! I recall my first look at NY Real Estate (coming from a 'true 950 sq ft' in Cambridge MA to 1,000 Sq Ft in NY/Brooklyn was a real eye opener). It seemed as if brokers should give me a little bottle that says 'drink me' and hand me a miniature key to enter the illusionary square footage that they were peddling...
