I know, I know - i have to take every number, divide it by 3, integrate it, multiply by 2.6, seasonally un-adjust, square root, seasonally re-adjust, spin around 4 times, tap my heels, put a z on the end of every word and I'll see that the truth is that the manhattan market has been plunging.

swe, you are sooo delusional. Underwater? what's that? I'm far from underwater on any of my properties. Selling one of my properties to unleash the equity for other investments/personal use is I think pretty normal.

Sure, it is. Of course, when you keep performance chasing and basically just connect a string of bad investments, it might be normal, but its pretty dumb.

swe...foam...the foam from your mouth is bubbling up...... I don't know what to say to you dude. I've made money with my real estate investment. Sure, there have been some hectic/unfortunate times along the way but being an owner has been mostly good to me. I've done very well relatively speaking. I've provided housing to people who have done their thing and developed all good relationships with my tenants. Even that late paying Argentinian guy when I first started out. So I'm happy with the choices I've made. I don't think you are too happy with anything.

bjw, swe knows the tides are turning and is not looking forward to the wrath that will be bestowed on him once proven wrong. swe, JuiceMan is right, the real estate market is gaining confidence every day that passes. It was a rough ride back in Q4'08 and Q1'09 as the market froze when "the world was ending". But that time is long gone. People realize that if we can survive the Lehman, AIG, Citi, GE, Goldman etc...disaster then we can survive anything.

No, he's not. The speed at which we might or might not recover from a crash doesn't make those who said "there will be no crash" (actually, sorry, juice actually said "not gonna happen") anything less than wrong.

Unfortunately, things are slowing down in Manhattan real estate. It's going to be a very slow rest of 2010. The economy is not good all over the world. Where will the crazy money come from?

Says the guy just chomping at the bit to troll on my thread. There should be a word for someone who calls others hypocrites but is actually the culprit. I'd call it mutombo, but that would be doing further disservice to a great basketball player and nice guy (none of which applies to the SE incarnation).
