Discussion about
Does any one know if it is possible to get a $1.4mm mortgage with 25% down in a well established coop? If so, at what rates for 30 fixed and 15 fixed. Coop board no issue. The rate I have found with quick websearch were 5.25%-5.50% for 30 years fixed, 4.35-4.5% for 15 years fixed with no points. Thanks.

Where did you find those rates? They sound very good and I am not sure you can do better.

erates. schwab. but not sure whether they are just teasers to start the conversation. Big question is whether banks are lending with 25% down for jumbo.

Depends on your financial profile. 70-30 would be better.

tough environment. i am buying a condo now. Had no choice but to put down 25% as that was the minimum i found a bank willing to do. In addition i am doing a first mortgage and a HELOC as it is easier to get through then going the jumbo route. And my credit is excellent. Have no idea what they would want from a coop. Also keep in mind normally rate is higher for a coop since you are taking a loan against shares.

We allow a loan up to 1.5M at 75% financing. You can email me for specific rates. Thanks. Sunny.hong@bankofamerica.com
