Your in charge of square foot estimates
taken with a shaker of salt

It's a medium-sized 1950s one-bedroom, with the addition of an 8'x10' dining room. (It's labeled as that in the original plan, the architect not imagining that anybody'd try to treat a tiny room with no closet as a second bedroom.)

I'd compare it to one-bedrooms of the same vintage with a dining ell, and not worry about the square footage. Look at room sizes, closets, wall space, etc.

it is ~ 800 sq ft. 20*(12+7+7+1ft for interior walls)=540 + 17*11 + 50 sq ft for closet and bedroom entrance. Wishhouse, how do you get yours.
