About two weeks ago I started 3 discussions about the real estate market taking a serious dive on this forum. They were all deleted, I assume, by the editor of this site. Was my language strong? Yes. But I had a point to make, and that is that those who pay too much for something, in my opinion, deserve to be severely punished for doing so. The severity of the punishment should be equal to the amount that they have over paid, in my opinion, and in many cases that amount would be greater than most down payments most people are currently making on their property purchases in new york city today. Now, this opinion, and I hope it is not deleted by the editor, reflects my opinion. Should you disagree, I welcome you to challenge it. If the editor of Streeteasy disagrees, I welcome you too to challenge it, on this post vs arbitrarily deleting my post. In other words, bring it on. Not only will it be fun, but you might learn something as well. Love and respect, dmg1000 [less]
Sorry - dmag2020. I post here so infrequently I forgot my streeteasy name.
1) i am glad your opinion reflect your opinion
2) i doubt a post such as this was deleted
3) i agree with your opined opinion
Along those lines...those who choose to rent should also be charged to the highest amount the market will bare by their landlord. Also said landlord should exploit the tenant in the manner that is most beneficial to the landlord without the least thought of the benefit of the renter. No thought should be given to the personal situation of tenants only that they pay the highest market rent and pay it on time. If the tenant fails to live up to their obligations in any way, the landlord should punish tenant to the fullest extent possible including reporting to credit agencies, keeping deposit and supplying a poor reference to the renters future landlord or mortgage company.
Also when renter applies for a mortgage or any loan in the future the bank or lending agency should question the ability of that person to pay back the loan because they have no prior payment history. If the renter does get a loan, they should be punished for lack of prior history by receiving higher rates and more egregious payment terms.
Also when the landlord overcharges the tenant, the landlord should be imprisoned for the duration of the overcharge, or permanently exiled, whichever is more fun for society.
Alanhart please explain overcharge? Do you mean the amount of monthly rent that is contractually agreed to when the renter signs the lease?
perfidiotz, a tenant knows "overcharge" when he sees it. The tenant's interpretation governs. Exile.
"Maybe a man should be judged by his peers. A jury of his peers. Six good men, no eight good men, no eighteen good men, no that’s too many, ten good men, no, that’s not enough, thirteen good men, no eleven men, thirteen or eleven it really doesn’t matter. But every man should be tried by a jury of his peers and be equal before the law. And perhaps every man should be free from cruel and unusual punishment.
Naaaaaaah.”
lol. maybe the moderator knew how this post will turn out to be, thats why they kept deleting.
"those who pay too much for something, in my opinion, deserve to be severely punished for doing so. The severity of the punishment should be equal to the amount that they have over paid, in my opinion, and in many cases that amount would be greater than most down payments most people are currently making on their property purchases in new york city today."
Are you contending that overpaying isn't punishment enough? What are you suggesting? S&M?
"the market will bare..."
Spoken like a true landlort.
Judged by your peers?
So landlords should be judged by landlords? Tenants by tenants? Bankers by bankers? Bears by bears? Bulls by bulls? :)
Steve you are always good for pointing out a misspelling. Sorry I was on the beach typing in my new iPhone 4 and it self corrected.
Alanhart you make no sense. The renter has to pay what they agreed to paying. Overcharge would only consist of charges in addition to and on top of rent and or damages caused by the renter. If you renters feel like you are being overcharged then dont sign the lease, move, or buy. Otherwise there is no such thing as being overcharged...
Thank you all for giving me 50% of your take home pay each month. It allows me to spend much more time at my beach house, as well as, bought me a new boat!
"what they agreed to paying" ... they were just joking. Don't be a pill.
dont be a bitter renter...it makes the time i spend on my boat that you paid for so much less mellow.
widestance, that is some very undemocratic ethos you are spewing. not very consistent with your political rants/bent. you must be a very conflicted dude or a very confused one - my guess, probably both with emphasis on the latter.
Of course, perfitz rowboat is sitting in his backyard - Lake Las Vegas went bankrupt and the lake dried up.
Its like an episode of Friends (although I think Joey had more money than Perfitz).
oh, and some wise man once told me (excuse me w67th) if it flies, floats or f&8$*, youre better off renting. now go gas up your boat.
I actually sold the Nevada property - for a nice profit. I also have an offer on the holding company for my NY buildings. So hurl insults all you want. I will take them.
Rangersfan - I did slip into a little Republican capitalism FU mentality didnt I? My new Riveria is sweet. I have also been thinking about buying a helicopter when I sell my NY properties....
> I actually sold the Nevada property - for a nice profit.
Yea, perfitz still doesn't understand the word "profit". He paid $100 bucks, he has $5 now. Thats his "profit".
> I have also been thinking about buying a helicopter when I sell my NY properties....
More "profit" for perfitz. He bought (and told others to buy) 2 years ago, now prices are down 20%.
Thats all... uh.. "profit".
Perfitz, for you:

'I actually sold the Nevada property - for a nice profit.'
did you sell it w/ your supermodel girlfriend as a package deal?
well, then you'll have two out of the three and likely to have the trifecta as well. no stoppin you now!! don't sell as it sounds like you'll need the cashflow.
man you bitter renters turn into haters quickly...just because you guys lost all your money over the past few years doesnt mean that others didnt make a fortune.
sent from the bridge of my boat from my iphone 4
printer - she is my wife not girlfriend.
"printer - she is my wife not girlfriend."
So you did include her? You must be a shark at the negotiating table.
petridish they about to get their money back from you -- they vote
Did you at least do a sale/leaseback?
... on your Shakespearean zillionairess socialist socialite actress waitress mensa footmodel sold/leasebacked wife?
'printer - she is my wife not girlfriend'
exceedingly bad choice from such a savvy investor - maybe you get a few years, tops, of her at her best looks, then its a long, decline. why buy a depreciating asset like that when you could just rent? And have you seen the Stephanie Seymour stuff? - the transaction costs are out of control.
whereas you - slumlord, toy designer, property flipper, helicopter pilot, etc. are a rapidly appreciating asset, my friend.
i smell a mailorder mensa/footmodel/zillionaire/socialite.
does your new iphone 6 properly spell raoul felder?
"man you bitter renters turn into haters quickly...just because you guys lost all your money over the past few years doesnt mean that others didnt make a fortune."
Only in perfitz' "I don't understand math" world, where buying something and having it go BUST and buying Manhattan right before it loses 20% and not being able to afford living in Manhattan is "making money".
"whereas you - slumlord, toy designer, property flipper, helicopter pilot, etc. are a rapidly appreciating asset, my friend."
rotfl.
Oh, you guys are funny today.
Nothing against you, perfitz.
Where do you dock your boat? My B.F. has a sailboat. Let's meet up and I'll confirm that, well at least you do have a boat.
check the third pylon off the pier at astroland.
Truth - will you please shut up about your boyfriend. If he was really that into you, he would have put a ring on your finger.....
rangersfan: B.Beck, Duguay; Those were the days at The Garden.
shoot the puck, barry!!!
In an effort to understand petrfitz' rants, I've put his post through funnytranslator:
"Truth - will you please shut up about your boyfriend. If he was really that into you, he would have put a ring on your finger"
...56 translations later we get:
"Virtual - did not attend the wedding. He said if management"
I imagine this is what he sounds like in person.
And another:
"man you bitter renters turn into haters quickly. just because you guys lost all your money over the past few years doesnt mean that others didnt make a fortune."
...56 translations later we get:
"In fact, I remember a few years and is responsible for all."
BJW that perchloroethylene plum running through Williamsburg is really starting to get to you
It really is! I can't wait to use all the wonderful educational software you've created over the years. Then I too can buy lakeside property on the Sims!
Many people on SE comment, mentioning their husband, wife, partner.
Only the baby trys to get me to argue with him.
petrfitz: I don't care what you have or have not -- you are better than the baby.
throw out with the bathwater
rangersfan: Oh, Bubba was the best. What game was that, where he reached over the ref's head and knocked-out that guy on the Flyers?
> check the third pylon off the pier at astroland.
ROTFL.
"petrfitz: I don't care what you have or have not -- you are better than the baby."
Sorry, when did petr mention anything about children? Strange.
Alan: It didn't take the baby long to get back on here to try to antagonize me.
Truth, adjust dem bifocals: I have said nothing about you here.
If w67th gets on here; he will throw out the baby and the bathwater.
