I gather that a large condo development is going to occur at 31 - 35 west 15th, just to the west of this. Does anyone know how that will affect this property?
The windows in the so-called bedrooms are on the lot line, so will be blocked by the new building. The new building will have six floors for Xavier High School, with apartments above.
NWT -- thanks. Just to clarify: "blocked" means completely blocked (no space at all)? And do you have any idea how long this construction might go on for?
Yeah, if those are lot line windows, its not legal to call those bedrooms.
But, hey, why would a broker care about that?
and, let me get this right, you're supposed to make another bathroom at the other end of the public hallway?
This apartment is a mess.
Blocked as in zero inches between 29 and 31.
The little plans filed when the zoning lots for Xavier and 31-35 were combined, show the new building going right to the eastern edge of its lot. Those six floors for the school will be high-ceilinged, so the school part may be as high or higher than 29. The apartment floors above that might be set back from the eastern edge, I guess, but not something you'd want to plan on.
There's always a reason when something looks like a deal.
I know the first owner of the loft and she told me that if she had the money she would be ready to buy it back...
I wonder if the lot line window this place has on the other side -- to the east -- isn't vulnerable to neighboring development as well, since at 27 there is just a small rental building...
Personally, even if the east side isn't vulnerable, I can't see this at the current price given the loss of the western exposures, since this means that the two so called "bedrooms" will have no windows or light whatsover. In fact, it looks like a massive rennovation would be needed just to get any natural light at all to reach the back half of the apartment. Given this, I'm a little puzzled by the asking price. Or is someone supposed to buy this without doing due dilligance on the neighboring construction?
I looked at this apartment back in 2008 when it was first listed. The bedrooms are very disappointing, and as one can gather from the floor plan they are very small. The kitchen is not serviceable--it is, frankly, hideous as I recall and along with the bathroom is in need of a total redo. You can play with reconfiguring the bedrooms and hall, but there is really no great solution. The roof is a good hike up from a public hallway and does not feel like part of the apartment at all. It is also not the entire roof--just a portion and the rest is building service equipment or someother nasty, ugly stuff that is not nice to share the roof with--I can't recall exactly--I just remember thinking "This is not nice." At this price I don't see it as a bargain at all. Many very significant compromises on a black that I don't care for.
