I am new to the area and have decided that I'd like to buy in this neighborhood. Why are there so few listings? Can someone please explain what's going on here? Thank you.
Nicest area in the city? Nobody dies here?

Ah, well there you go. Condo west of broadway, pretty hard to find. Mostly co-ops.
Well there is 340 west 86th. huge apt, sold a year ago, asking about 1.59. looks like they're trying to flip it for half a million or so. one price cut so far, as far as I can see. good size, The 2 bdr, one bathroom wing, really really dark. rest of the apt quite reasonable, albeit 4th floor facing 86. go a bit farther, and there is 222 RSD Drive. Few other cookie cutter condos probably just a bit north of your border. hey i don't know nothing, not a broker.
Condos 72nd-86th west of broadway are few. They include:
Alexandria
Ansonia
Apthorp
565 WEA
22 RSD
Level Club
340 West 86th
That's all I can think of. Are there any more?

err right West of Broadway... well The Claremont and Boulevard are: The Apple Bank and 2250 B'way are on the Eastern side of B'way.
Isn't Boulevard is really a condop?
Does west of Broadway exclude the ones on Bway (Ansonia, Blvd, Apple Bank)?
PMG: All of the ones you listed are E. of Bway except for the Claremont.
There's a new condo going up next to the Harrison. Should be slightly higher end product.
Focussing a search East of Broadway seems preferable if you are in the W 60s, while being West of Broadway makes sense if you are looking in the W 90s and 100s, but I don't understand the appeal of narrowing a search east or west in the W 70s and low 80s.

South of 72nd was not traditionally thought of as the upper west side. South of 72nd Street often went by the name Lincoln Center area.
Throw in 500 WEA, 530 WEA, 531 WEA, 535 WEA.
I don't think this is a crazy search; I was pretty set on a condo in Midtown West when I bought in 2003, and after we outgrew it it became an investment property for us.
It does mean OP is going to be able to get to know ALL the target buildings, and possibly wait till some inventory opens up. But I would look at only having a dozen buildings to choose from as an advantage, not the reverse.

Narrowing one's focus is alway good, ali, and I'm 100% in favor of condos. My point was that the W 70s and low 80s are generally attractive streets from Riverside to Central Park, with a few exceptions like W 83rd. Linden78, and the Harrison are convenient locations just east of Broadway. And the new Laureate looks like a winner.

To be clear, I think Ali was adding Avonova to the list of buildings slightly east of Broadway.
It's a challenging neighborhood for those who absolutely must have a condo. If you can go a little farther north, there are a couple of additional options on 88th and 89th, just west of Broadway.
If you lower your street criteria, there would be a ton of condos in the Trump area for sale.
Not alot of condos a handfull of conversions.. The Harrison is cool.. I've sold there.. More of a co-op area.
Water-I'm guessing that PMG is referring to that chunk of West 83rd Street near the post office? I've lived on the UWS for years, and that's the one block I've always said I'd never want to live on! In addition to the post office there are a couple of parking garages, some construction, and at least one boarded-up building. It's just not very attractive, at least in my opinion.
which, obviously, means now is the time to get your deal on west 83rd. one of the garages has been taken over by the church that owns it and is in the process of being turned into (i think) offices for the church.
also two car rental companies right in the middle of that mess and a fire station. agree with tapdance about W. 83rd between columbus and amsterdam as being an area to avoid
Forgot about the car rental companies! There's also a school and a gym--not really "unattractive" like a parking garage, but they still contribute to the un-residential feeling of the block.
And secondandc, you're right--I actually walked down 83rd this morning and noticed a sign on the one construction site that says it is the future home of Redeemer Presbyterian Church.
