Depends on what sort of protection you are looking for. To me the mortgage contingency was most important. My lawyer put in a clause about death of myself or my wife prior to closing would be a window to get out, although was not concerned over that. Also see how the title insurance clearing is written up. Mine is new development, but sponsor has a clause that if i use their title insurance company and something happens with title, no penalties, but i if i use a different company then penalties if it causes a delay in closing. Did not really like it, but left it as i was not going to walk over that considering closings have been going on with no issues.
