UWS Sales - Crazy to Pay Same as 12/2006 Sale?

Looking at a co-op on West 70s- sold in lows 700s in 12/2006 and now it seems I could get if I pay the same price they bought it for - so theyre flat but I am worried I am overpaying if I am paying the same as the prior purchase in 12/2006. Small co-op, 1br, 1bath, 800 square feet with fireplace. ANY advice is appreciated.

Better to compare it to what else is available now, rather than worry about what they paid back then.
I am merely guessing that I would have to pay what they paid but they hinted there were other offers and so I am assuming that is the case or at least close. I did not engage too much as we just were not sold on the place then but it is becoming more attractive as we think about it.
If you like it and like the price then why not go for it?
That said, I am a semi-bear on the market. I believe it will go down (or languish for a long while) but I don't know how much or when. There will be exceptions in the sub-markets perhaps but not a lot of factors that would cause prices to appreciate in the short-mid future. Plenty that might cause them to drop.
