I went to view it a few months ago during construction. I wasn't impressed with their Preconstruction pricing or whatever they called it. There are a lot of new condo buildings on 21st street and my impression is that they are not moving well. I think it's noisy and far from the subway, grocery store, gyms, etc.

I agree with calldn. Livelle seems to be one of the top quality condos in Astoria, but the location is bad. It is on a noisy street and everything else is at least 8 minutes walk from there.

Location killed this one for me. Otherwise, it's pretty damn nice.

It looks like Livelle is not selling at all according to the sales records on StreetEasy. But on their site, they are claiming that just about every one and two BR units are in contract or closed, which is very suspicious.

Just found some info here on Livelle's situation: http://m.ny.curbed.com/archives/2011/03/30/in_astoria_a_tale_of_two_new_condo_buildings.php

I guess they tried to sell the whole building too, not sure what happened: http://www.cbcworldwide.com/media/listing-fs/0/6/7/4655067_1.pdf

They will probably never sell this thing given that it's far from the subway and proximity to the ghetto. I tried walking there from the subway on a cold day, it was brutal.

10016, that article is a year old. Since then, the apartments appear to have finally been completed. Ardor took over sales last summer and since then is when all of the sales supposedly happened.
