If the architect is too sloppy to put the master terlet on the floorplan, what does that say for the actual design and construction?
The apartments in the building are nice, but the kitchens are small and there's no way that there are 1372 square feet of living space in those apartments.
agreed on the footage, but it seems to be the standard broker lie, so I'm using that scale for comparison.
It's clearly a steal. I recommend buying it if it will shut you up.
This unit can't be more than 1000 sq ft, maybe 1050.
That's quite a premium to pay for your elevator, more than 25% of your space.
I only counted 1050 sf. if you add the elevator, you're up to 1150 max. where did the 20% of space go???
now let's do the math 1,395,000/1050 = $1328 psf...
of course, if we do that to the entire market, turns out the peak psfs were actually 20% higher, too...
and then some of the brooklyn askings look awful wacky... well above $1k psf.
the living room window looks out onto the bed bath and beyond loading dock. And since you are only on the 2nd floor, the guys on the dock can see in. The living room windows also only open on the very top. CC def high, but then again it's a small building with a gym and full time doorman.
Beware of 2005 onwards offering plans which inflate the sq footage!! Think it started with Trump on the west side.
