I just received a free appraisal report from the bank and wanted to share a few interesting points. None of this will be a surprise to anyone following the market. • Sq. Ft. estimate was almost identical to the one I made using the floor plan (490 vs 489.3) • Property values trend declining • Supply trend increasing • Marketing Time 6+ Months • “Home prices are down 25% from their peak 24 months earlier” • Streeteasy is listed as one of the sources for comps • Listing history is copy/pasted from Streeteasy • Property appraised at contract price • Appraiser was based out of Brooklyn
