It's definitely been a struggle to find new apartments for sale this summer. What I've seen has been priced higher than last year. I think buyers are still searching for low prices and sellers are hoping that competition will force the prices up a little.

Anyway, it's too hot to go see an apartment this weekeend - better to sip a mint julep on the beach.

Sip and have some nice chilled lobster!

Out of necessity we have been learning to enjoy mint julep soup on the terrace this summer. Anyone who tells you a terrace is useful 6 months of the year has asbestos running through their veins.

Concerning contrarians where's westy been? AR showed up today (she's now likely sleeping it off.) And haven't you heard, SWE bought in at $1400/psf, enticed by 1/8 share in an ipe roof cabana. It's been crazy man.

Biz definably dropped off per the seasonality effect. I'm still pretty busy with four active buyers, but hey, rebating 50% of the commission doesn't hurt...actually makes the entire process a lot less stressful as we really work as a team...less resentment (;

To my surprise a few new developments have been hard balling my very strong buyer's all cash offer's for a two bedroom one bath on a lowish floor(hint: midtown East, UES). As I told the agent after our most recent offer "The developer has a lot more faith in this market than I do, considering he has 3 contracts signed and 29 to go." We are only about a $100k apart on a $1.4ish home....we'll see.

Some of my customers really want to buy, I have been advising them to throttle back, enjoy the summer and let's see where we are at in October. Some sellers are still on a contact high from the very brisk winter/spring market. They may need an attitude adjustment come October, time will tell.

I was out in Edgewater today looking at rentals in the Avalon building(only 10 available out of 480)..carpets and hideous kitchens(though better than my hideous kitchen), but I need some juice to get me to Joisy.) The pool looked nice and there is a good elementary school next door. $2300 for a two bedroom two bath with parking. Some other fees for amenity package, pets but only a $750 security deposit and all they do is check your credit, if it's good you're in. Funny that the one bedrooms trade at around $1900, agent explained that they use a computer program that sets the rents every day based on the level of vacancies and some other data points, sounds scary.

Hope everyone is enjoying the summer, I'm in heaven this week with the Open Championship on and the Tour de France. Lance is out but I hope Levi can kick some Contador azz. I also played golf with a Rabbi and a psychiatrist yesterday up at NY Country Club(what are the chances of that?) in New Hempstead. For you golfers, their twilight deal is $35 dollars with a cart, just about 25 minutes from the GWB and not to crowded-decent semi-private track.
