UTTERLY delusional Harlem Pricing

Discussion about
You can get the same size condo at 2280 FDB for MORE than a similar condo in Chelsea or the West village. Same amenities etc. What crack do you have to smoke to think that 2280 FDB is a BETTER deal? What are trying to say?
FDB is less desirable?
Developers are still delusional?
In what time frame do sellers get real?
How many angles can dance on the head of a pin?

Very optimistic $$$ wrt to the east village as well!

Checked out 2280 this week at an OH!

The Units definitely are nice . . .

HOWEVER, as you point out: The Prices are on the 'tall' side!

I guess this just goes on the list of Inventory available!
Interestingly, on the sheets the Brokers handed out in the lobby, there were an awful lot of Units in Contract! I know thats not the same as sold and delivered; however, some folks are finding it a Deal!
Maybe the Precinct across the St gives a very personal sense of security??!!

Just WHAT gives??
And, personally, I LIKE Harlem over lots of other areas in Manhattan; just not at 'other areas in Manhattan' Prices!

Anyone know the situation with Dafina, St Claire, WA-2 [+ WA, for that matter!] Ellison, Graceline and the others??

i have to say i am in contract at the Livmor. I looked at all the area ones with 2280 being the first. I was turned off more by the lack of amenities in the building. if i remember they did not even put in a small fitness center. Also the garage having to walk outside to get to it was sort of funny in a new building planning sort of way. why not design an inside entrance.

the precinct was nice to make you feel secure. but after walking the whole corridor it did not make me feel that i needed to be right there.

I am saying that 2280 is pricing per SF similar to doorman and in some cases even NEW bldgs in far more desirable areas. As much as I like Harlem (and I have lived here for three years) I would NEVER buy a condon on FDB when I could get the same sized one in a similar bldg in the West Village. That is just crazy talk.

If I INSISTED on living in Harlem I would buy one of the many units near 2280 that are also new and for much less PSF. You can can combine TWO penthouses with 1600 SF of terrace and 2900 indoor space at 381 Lenox for the price of one at 2280. See:

Thats a wrecked new dev, I know, but all up and down FDB the prices are lower. And to find lower prices belwo 96th and west off 2nd for similar is nuts....

And, Jason, I hear ya with most, of the examples!

But that one on 25th has Maintenence of 2200 and taxes of 1700 on top of that 1.5 price!

Thats a Monthly NUT!

Whats up with 381 Lenox being a wrecked new development??

And so what if NPW lives in Harlem. Does he live at 2280? And if so, he overpaid, unless they gave him a celebrity discount, which many developers do. But if he paid full price he is a dunce.

It's a nice building. Despite being not close to much except the park...which is a nice perk, I would consider it...at $600 psf. I think they want to recreate the success of 111 CPN, but they forget those sold during peak and none of the current owners would ever get anything close to what they paid if they had to sell now.

I have two posts on that building in this thread. If that's unhealthy to you, you need to quite Streeteasy ASAP.
