renovated vs gut

ok.. 1 bedroom 1 bath.. same line and square footage (850) one move in ready the other pretty much a gut (kitchen , bath, electric) price concession to renovate? 100K? or is that too aggressive?

That's a lot of work, why not purchase the one move in ready? Also what is the ask in relation to the price concession desired?
