Discussion about
If you purchase a 3 family home and there are renters with a lease in the 'main' apt - can the new owners kick out the renters ? I would think they would only be able to kick them out if the new owners needed the apt for themselves, correct making the lease 'null and void"?

No, not unless the terms of their lease enable it (consult attorney if unclear). You're buying the property along with its obligations, including contractual obligations. You can kick them out when their lease expires, or offer to let them out early if they want, or buy them out early.
