What back-up data did the broker give you for the list price? Price is determined by location, size, condition and amenities, which includes things like prewar architectural details. It's not just location and size, although to be sure those are the big ones.

The market will determine the selling price. The list price will determine how long it takes to sell. If you don't get an offer in 3 weeks, or 4 weeks, you can drop the price.

If you price it too low initially, AND if the apartment is heavily advertised, then buyers will bid up the price and you'll find the market price that way. For this strategy to work, you need a strong advertising campaign. In Brooklyn, that means advertising that reaches far beyond Brooklyn.

Brooklyn especially has hot pockets, and I don't mean those almost inedible things in the freezer. Within Brooklyn Hts there are subsections that are of keener interest to buyers than other subsections. Your broker may know this in a detailed way that you do not. Or, yes, your broker may just be engaging in wishful thinking....but if you price with the idea that you will lower the price if needed, you will discover market price relatively soon.

Was your coop originally a 2/2? I can't see why most people would want to take out one bedroom and then put in a second bathroom although a powder room would be good. I've seen alot of apartments where sellers have converted a dining area into a bedroom, but it's obvious that this area isn't a true bedroom. Do all three bedrooms have closets?

Btw, I grew up in a small suburban house with 6 people living there and we had 1-1/2 baths in the whole house. It was tough working out a bathroom schedule, but we all managed fine. I'd rather have the extra bedroom.
