Lease renewal -- am I getting a good deal?

My lease expries at the end of September. Last year my rent was reduced 19% to $1,950 from $2,400. I just received a new lease for signing from the landlord keeping my rent the same. I just spoke to a couple of new tenants in the same line and based on what they told me, they are paying $2,100 and 2,150. I had a friend call the leasing office asking about rents and he got an indication of $2,200-2,300 for the same apartments. I realize what I have is a small sample and I do not know the relative condition of the apartments (I doubt it varies much), but it looks like I am being made a reasonable offer. The skeptic in me says that I am missing something, but I am not sure what. Does anyone have any thoughts/insights that they could share? Thanks.

sounds like a good deal. seems most LL's are trying to raise as much as they can.

I am not complaining. As a matter of fact I expected for the LL to ask for a slight bump in rent, so was pleasantly suprized when I saw flat rent. So I am trying to understand whether I am simply getting a break or whether I am missing something.
The fact that you got your rent reduced that much is excellent. And to continue for another year at the same price is also pretty darn good. You are certainly getting a great deal.

My building was brand new when I moved in a year ago, but now that its full they jacked up the rents 20-30%. That is extreme, but the various rental market reports say most rents in Manhattan are up 0-5% depending on the area, with only a few categories down YOY. So a FLAT rate after a 19% discount seems good, just take it and be happy, IMO.
