This seems curious. Why would a building allow this apartment to be sold for such a trivial amount? Wouldn't this recorded sales price negatively affect other people trying to sale similar apartments?
not arms-length transaction. look at the parties involved.
Yes but what about re-sell value to other apts in building? I'm surprised the building allowed it.

Wow. People in condos can do anything they want. From my perspective, coming from a-(middle?)finger-in-every-stinkin-pie co-op board building, it seems like the land of the free.
It makes absolutely no difference, since it's not an arm's length transaction. If people decide to transfer a deed for any reason (usually tax or estate planning, but could be divorce/marriage, etc), it doesn't affect the market value of the property.
