how is this for shady broker tactics - on elliman official website and on se, this apt is listed for $1.65m, when i called to see the unit, the broker and i set up a time, then broker Gina I. told me the price is actually $2.05m, but is negotiable. any wonder why brokers get the bad rap many of them deserve!

Maybe they figure anybody who'd even look at that shitbox must be simple.

That plan (http://img.streeteasy.com/nyc/image/21/13850521.gif) is unlivable. The 13'x13' living-dining room wouldn't pass muster in low-income housing. You could tear a couple of walls out and add the 10'x10' den to the space, but you'd still have a square yard of HVAC column stuck in the middle of the wall.
