i am moving out a area and will be selling SH home. My acct advised me to close before year end for tax advantages. So now i am motivated and hope to sell in next 2 months.. All of a sudden i feel ready to negotiate. the only thing is, I have had no offers in last 5 months...

jrnonlinere is right. one technique of selling is to put it on the market for 10% less than it's realistic value, and start a bidding war. It still happens, even in a bad or tepid market. The only time it doesn't happen is if there is something intrinsically wrong or unappealing re the house.
