west81st, I'm cutiing and pasting from your original thread: I wasn't able to see any bargains for a proper (setback, terrace) pre-war penthouse anywhere in Manhattan, forget UWS. Am I wrong, did I miss anything or the market on those properties seems to be elusive? Seems that they are far between and somehow don't lose value.
w67TH - So you think whoever bought that got a good deal? Wasn't a "lemming"?
I saw this apartment, and it needed major work. Major. Didn't make an offer.
Salut: There has been a fair amount of activity on the rooftops of Broadway from 90th to 94th Street in the past year. In addition to the Astor Court listing w67 mentioned (probably the best buy so far, despite its condition), there have been sales at:

There is also a "PH" unit in contract at 250 West 90th, but it has no outdoor space and is a penthouse only for marketing purposes.

310 Riverside has seen some turnover in apartments with substantial outdoor space and great views, so those are useful comps too. Also check 222 RSD.
I don't watch other neighborhoods as closely. 2009 saw serious price-chopping on several Carnegie Hill penthouses, but I can't say whether they wound up being bargains because each one is so unique. I'll look up the listings when I have some time.

What did 215 west 90th PHC close for?? looks like the best deal of the bunch...
OTNYC: About 4% over ask, I think. Very cute apartment. Problem there was the size of the bedrooms.
Wbottom: No, but my crystal ball is no better than anyone else's.

Let's see how the economy holds up in the next year bf declaring victory. I am seeing alot of backpedaling by the biggest bull economists lately. Deflation is not so far fetched it seems, but seems like Russia is gonna make my corn flakes $9 box soon. Better stock up.
W81, my crystal ball says it's gonna be hammer time in the fall.
