Renting out apartments in a multi-family you own?

From time to time I come across listings advertising additional income from rentable apartments in a multi-family townhouse where the owner lives in an owner apartment in the building (usually the garden level apartment). Does anyone have experience with this? What's your experience been? Positive or negative? (If you know of other forums where this question is discussed, please let me know!)

run some pro formas. if it pencils, go for it. just remember that being it's a "live plus income" situation, tenants will likely come knocking on your door if the heat stops working.
