i was thinking about this, price-wise what is the best and worse timing to buy a vacation home?
for long island my gut feeling says that winter might be the best time (lower prices), and just before summer the worst (prices are higher). is that so?
Interest rates may go up before winter. Weather is worse for house-hunting. And you'll miss some wonderful weekends between now and the snow! Come and have a look... at worst, you'll have a nice day near the water. At best, you might find your dream home! :-)
notadmin: Late autumn. When people decide to sell out there, they enjoy the summer, early fall and want to sell before the holidays.

alan: yep. That too. Any house on the market now, is a motivated seller. Price will drop, by late Oct., early Nov.
Was I being unhelpful? I hope not. I'm not talking about the Hamptons--I'm talking about an area of the south shore where there are many homes for sale which have been listed for months. Motivated sellers today. We don't have the vacation seasonality of the Hamptons today, but we do have beautiful views and easy access to the ocean (without a ferry, just cross a bridge to beautiful Smith Point). So waiting until the end of the vacation season will not make much difference to seller motivation or pricing, but it may well make a difference to how much fun your househunting trip is.
notadmin: when you've found the home that you *know* in your heart is the one that you want, at the price that you feel is fair and you can afford. That's the right time to buy.
Cue the musical instruments.
Those sellers are motivated. How can they enjoy their homes while showing them for sale?
The best time to buy, is when the prices drop. That was the original question.
If those homes are so great, why is a broker on here, pitching them?
No, you weren't being unhelpful ... you were being helpful to YOURSELF. You started a thread to shill your listing. And you're continuing to post ridiculous drivel to that end.
Are you giving useful advice, like the fact that Mastic has outrageously high taxes, terrible schools, massive school-construction debt, and an out-of-control crime problem? No, you're not.
