What would prompt a seller to close for $1.1mm on 7/30 and then re-sell a couple of weeks later for $1.5mm? Greed?

You mean attempt to resell, key word being attempt.
The seller figured they would lose less money by completing the initial contract and flip than by abandoning their downpayment. Time will tell.
