Approval for Single Family Home Development in NYC

I am building a single family home in NYC. We have an architect and first round of plans. The home will have some pretty radically sustainable features - i.e. water collection, solar power and heat, etc. What is the best approach to approvals? Do we wait till plans are finalized until we show Dept of Buildings? Or should we try to get them involved earlier in the process to see if what we are planning can happen? Who else besides DOB do we need to meet with? Community Board?

Start with a good RE attorney who can guide you through the rest.
