How many agents out there is not licensed?

I don't think the general public knows how to search if your agent or broker is licensed. If the agent that you are working with is not licensed, he/she cant collect commission. A "Shower" has to be licensed as well as Real Estate Salesperson. It is illegal to represent a property or showing property if he/she doesnt have license. Watch out for the small companies.

Jennifer: The crowd in this room can be pretty rough on a newbie, especially a newbie with a license and an agenda. I have three suggestions for you:
1) Gather some statistics to back up your warning, or at least a few entertaining anecdotes;
2) Grammar-check future posts;

to West 81 - you sound pretty uptight. and who are you to tell people how to write posts? gather "some" statistics, "or at least" some anecdotes? says who? you? and i dont have time to read the post you sent. you obviously have time to read those long posts. good luck to your uptightness and tell someone off.

So you barrel your way onto a well established website with regular posters without doing any research--probably without reading any other threads-- and blast away at one of the most dignified, erudite professionals in the business . W81 has been a long time poster and an extremely valuable resource on this site. What did you bring here other than illiterate hubris.

jenn, I know youre "busy" but I couldn't see my "Shower" listed in your link. Could this be why the balance between hot and cold sometimes seems almost vengeful at times?

Actually, what Jenn calls a "shower" does not have to be licensed. It's perfectly okay for someone to open a door but not answer any question more substantive than where the bathroom is.
