IMO, these are two of the top buildings in Mid-town / Hells Kitchen. By Sheffield, I am referring specifically to the newly re-done units (which is being done over time as apt's open up). I would love to hear any feedback on these two properties - both in terms of livability and as an investment. Assume current price is roughly similar. Sheffield: major amenities, big building, right on Columbus Circle and park Dillon: very sleek, boutique-y, on a quieter block Sheffield is already full of residents in an established piece of land. Dillon, for better or worse, you're moving into a brand new space (slated for this fall) in an arguably "emerging" area.
I don't think the amenities at Sheffield are finished yet, are they? I saw a rental in May and the broker told me all the plans for gym, etc were put on hold. IMO the whole east side of the building is not worthwhile because you have the hearst employees staring right into your apt.
we have a place in the sheffield. there have been A LOT of problems. but everything seems to be on track now. they have actually started construction on the amenities space. it should be completed by this spring. the driveway is also under construction, and should be completed shortly. the building is not yet approved by fannie mae. so you might have a problem with getting a mortgage. we are trying to refinance and are having a difficult time. they are however saying that it should be approved shortly. so we'll see.
