In line with the discussion concerning the lack of quality listings, how's about some representatives of said listings. Starting with: http://streeteasy.com/nyc/sale/527963-coop-201-west-70th-street-lincoln-square-new-york The only active listing in the building. Add the issues relative to the balconies in this building, and I would think that this fits. Any others?
Doesn't a Jr. 4 need a half bath to be called a Jr. 4?

NYC1007 - Jr. 4 usually means a dining area that can be walled off to use as a second "bedroom"

132 days on market; recouping the $689k 2004 price is looking like a pipe dream.

On and off the market since 2009; no takers at $599k, so let's bump the price up to $675k! Then cut it to $635k so it looks like a deal. Actually it's quite picturesque in the listing, but clearly the 25% down payment requirement and the lack of a second bath mean this is priced too darn high.

Looked at this one back in 2008 when it was still $695k. It has the second-most-treacherous spiral stairway I've ever ascended - it didn't even feel like it was attached to the wall, and once you got up there you couldn't stand up. The kitchen and bath needed updating and from the pictures it doesn't look like they've done anything in the intervening time to spruce the place up. At least they're working on the price, but sometimes I feel like I'm looking at a merry-go-round of apartments: oh, here it comes again! Listing removed. Oh! It's back, higher price this time! Oh, look, the price is sinking!
And then there's this guy:

The space is dark, cramped and needs everything: new bath, new kitchen, new cabinets, and definitely a new stairway. This one takes the price for treacherous spiral stairways. Considering that two nicely renovated, spacious, top-floor apartments in the same building recently sold for $565k and $600k, this listing is laughably overpriced.

That building (115 Willow Brooklyn Heights) has problems. Maintenance is high, it's only a P/T doorman and it seems rather poorly maintained. 135 Willow is a much nicer building on that block - well-run, clean, reasonable maintenance. But in general, BH coop prices are totally out of whack. It's cheaper to buy in many nice parts of Manhattan now. That's not a sustainable situation.
And yet, they keep selling at those prices. After watching it for three years and counting, it looks like a gold-plated neighborhood to me. Very small neighborhood, coveted, and if you want to buy there you pretty much have to wait for someone to die.
Look at the prices that the other apts are getting at 201 west 70th. They are at 2008 levels. They had a dip in early 2009, but are back again. Somewhat incredible.
