Do not be fooled by the renovations. While the management company certainly has invested in high end appliances and new bathrooms, etc., there is much lacking inside the apartment and the building in general. The renovation work is never done in or outside the apartment. The building constantly shuts off water, there is loud banging/demolition work, and management has no interest in solving anything. There is a very active tenant's association that has legal counsel that has successfully battled with management over the living conditions and reduction in services that have occurred – but there is no end in sight. In short, don’t be fooled – there are other high-rent places to live in this city that are run by much better companies than this building. Spend wisely, spend elsewhere………

Thank you for the warning. How are things now? Are you an active renter in this building, and for how long? Thanks. We're considering a unit in the building...

It is unbelivable! They try to market this as a luxury building and not only is it a constant construction zone (no end in site - they said it would end 3 years ago) but the services are consistent with a rent stablized apartment.

Many have left the building once they realized the reality they were calling their home

I know of three market rate tenants who are moving from this building within the next three months. All of whom were taken in by the supposed luxury renovations. What I say to every perspective renter I see in the elevator is, it's incredibly hard to enjoy luxury digs without electricity or clean water. If your idea of urban opulence is cooking up a beautiful healthy meal on your Viking stove top, while savoring the aroma of backed up sewage in your kitchen than this is the luxury building for you!

please note, these comments are completely without merit with the last one posted 19 months ago.
since new management has taken over, rose associates, there has been a constant renewal of leases.

afenton, looks like there are some comments only 3 months old, not 19 months old: http://streeteasy.com/nyc/talk/discussion/31496-revolving-door

However, the problems continue. The agents make false promises to prospective new tenants, there are significant rent increases after the first year, and building staff are, with a couple of exceptions, unhelpful. Security is also uneven.
Proceed at your own risk!

Two things: Fenton is a real estate agent who charges to rent in the building. And the place is a nightmare. Nothing gets fixed. They don't even bother to tell you why.
