Looked at this coop a few months ago: http://streeteasy.com/nyc/sale/497204-coop-229-west-97th-street-upper-west-side-new-york. The biggest cons are that the bathrooms & floors need to be redone (+ it's not zoned for a desirable public school). The apt. has been on the market for a really long time & I was wondering if anyone knew anything about the building, apartment, area or anything that can help me figure out why. It's gone through many price drops - is it it priced right now? Bottomline, I am considering making an offer & would like some honest opinions about the listing to help me evaluate. [less]
Washer and dryer in the kitchen is very ghetto.
Hard to say without more research as these figures are so often fudged and units differ, but this is asking over $1k/sf while SE has previous listings in the building much lower:
15 previous sales listings: $811 per ft² (median)
Overpriced, the apartment was priced at $2,199,000 a little over a year ago. Very busy street. Do not know the area well. One big shortcoming is 5 beds and only 2 full baths which in this case, 4 bedrooms have to share 1 shower. Hope everyone does not have to get someplace at the same time.
I agree w/ Matt. It seems bizarre they couldn't find (or build) a tiny closet to hide the washer/dryer in a 2200 sq ft apt.
It could have been a wet/dry issue. Still, enclosing the W/D would have probably looked better.

You're overthinking this, CSN.
You're assuming a family would be living here.
I, however, think it's the perfect bachelor pad.
The two small bedrooms would the living quarters for the live-in help. One of the bedrooms would be a home office. And the other bedroom would be the "guest room."

i don't have opinions on the interior features and value, but if you are a bus driver, you know that street and block very well. If you drive a car from the east side to the west side, destination UWS or GW Bridge, you know that street and block very well. If you are trapped in a cab, with the meter running, while the driver helplessly shrugs, you know that street and block very well. If you are the person who controls the sirens in an emergency response vehicle trapped in traffic, you know that street and block very well. If you remember the original Chinese delivery of sesame noodles and fiery dishes, that is where it all began, on B'Way. On the plus side, however, there probably wouldn't be any need to paint the walls, as whatever color you choose would be covered in black soot anon. But then again, if you can come to terms with these features and live with them, they could be great bargaining points to bring to the table? Good Luck!
uptown: perhaps you already saw this 8-room apartment in your search. If not, this one recently sold (7 blocks down, which makes a big difference) -- but similar size and general layout. The W/D situation and bedroom count are of course also different, but might still be worth a look to compare/contrast.

To each his own, but at this budget I would think you could have something with a terrace, even if you sacrifice some interior space.
