just got a quote to renovate kitchen and bathroom for about 30k. The quote didn't seem particularly unreasonable to me, however, because our co-op requires all plumbing to be done by a plumber, our contractor says it will cost another $8,000 to hire a licensed plumber to do the plumbing work. That seems like a lot (as compared to the total cost of the renovations). Can anyone tell me if this is normal?

That is a lot. I will asssume that you have to remove and replace all existing branch lines to hte riser and need a water line for an ice maker and no garbage disposal. If that is the case a licensed plumber should cost around $3,500-$5,000. Not 8,000. I have done maybe 50 kitchens and never has it cost more then $, 5000.00

Are you moving gas lines?

no, not moving any lines or doing anything complicated. Are you a plumber.. or can you recommend one. It might be the one the contractor is hiring is just really expensive..

I am a general contractor and it is always better to work with a plumber that the gc knows. He must know more then one good plumber. One thing you can do is check with your super and see who the building uses. He should be verge familiar with the building which helps as well.

The problem is the gc not the plumber,he's raking you over the coals - is your new floor made of African mahogany, the kitchen cabinets all custom made with furniture finish distressing, and your countertops slabbed from the face of Mt. Everest? Then no way should the entire job cost you even 2/3 of that at most.

New guy, sorry I didn't read your 1st post right. I thought it was just for the kitchen. I didn't know it was kitchen and bathroom. The plumber will probably charge $3,500-$4,500.00 forth bathroom and $2,500.00 for thevkitchen so your contractor isn't that far off. I think you should be able to find someone good for $6,000.00

Thanks Primer. I'll check with my gc to see if they have any more plumbers that they work with who can give us a better quote.

RM, I must disagree with you. 30k for a complete kitchen and bathroom is not at all expensive. In Manhattan a bathroom for a low-high end will cost aperson at least 25-30K and a kitchen could cost at least that, even a semi custom kitchen.
