I was thinking of buying a stuio or 1br as an inventment rental propery in Manhattan. What part of the city commands the highest rents and would be easiest to find a renter?

Below 23rd street has generally gotten the best rents, all other things being equal. I would avoid areas with large amounts of new construction, whether rental or condo: it means a lot of state-of-the-art top-of-the-line
renovations competing with whatever dungheap (translation, older apartment) you might buy.

Highest rents tend to be with more expensive apartments. What you should be looking for is what will give you the best return.
