I am currently negotiating to buy a 1BR co-op in manhattan that is in need of a kitchen remodel. Based on other discussions I have read on this site, I'm thinking the price of entry for a 7x10 "off the rack" kitchen is $30K. Does anyone have recent quotes for similar projects to share? I estimated the cost of materials (ikea cabinets, mid range countertops, mid range stainless steel appliances) to be roughly $10K and labor (plumbing, electrical, drywall, painting, materials install) to be $20K. Based on experience, would you say I am on target? or way off base?

since its a co-op, you'll probably need a licensed plumber and electrician to do the plumbing and electrical work (rather than just the GC doing it himself).. which may add a 3-5k into your costs.
